anyone know what language should be in a lease/option to buy offer? What should the monthly…?

house i am considering has been on market 12 months with no offers. I would like to offer a lease option for 12 months while I decide whether I want it (its somewhat remote and would be a 2nd home). Any guidance on what % of purchase price a monthly payment ought to be and what % of monthly payments should be applied to lower the purchase price (all?) if I exercise the option?
To sell an asset worth tens if not hundreds of thousands of dollars. Spring for an attorney and get it done right! All of the details should be handled by an agent or the attorney.
